Copan
DOWNTOWN, São Paulo
One of the most important and emblematic buildings in the city of São Paulo, Copan is located at number 200 on Avenida Ipiranga. Its construction was part of the city’s Fourth Centenary celebrations and was commissioned by the Pan-American Hotel and Tourism Company [Companhia Panamericana de Hotéis e Turismo], which gave rise to the acronym for the building’s name.
Opened in 1966, it was designed by architect Oscar Niemeyer with a structural project by engineer Joaquim Cardozo and became a landmark of modernist architecture in the country, which stopped following European and North American standards and began to express its own culture.
With the use of formal freedom, lightness, and curvilinear materials, Copan has the largest reinforced concrete structure in the country, measuring 115 meters high and 120 thousand meters of built area. It houses 1,160 apartments and approximately 5,000 residents across 32 floors and six blocks. It also has two basements, where there are 221 parking spaces.
In addition to the apartments, Copan has 72 stores and one cinema, which is currently closed. It is considered the largest set of residential apartments in Latin America, a title given by the Guinness Book of Records.
Santa Elisa Building
REPÚBLICA, São Paulo
Designed and built at Largo do Arouche by architect and developer Arnaldo Maia Lello in 1928, the Santa Elisa Building is one of the first art deco buildings in the city and one of the most beautiful.
Art Deco was perhaps the first truly global architectural movement, with its geometric designs reaching African countries, Shanghai, and Tokyo.
With cast iron stairs and gates, mosaic floors and exquisite attention to detail, the development has apartments of various sizes, from 39 to 110 square meters, and shops on the ground floor.
Tanabi Building
Consolação, São Paulo
The beauty of this L-shaped building, one of the best examples of modernist architecture in São Paulo, blends in with the charm of one of the city’s most famous streets, Avanhandava.

Antonieta Maffei de Augustinis Building
Vila Mariana, São Paulo
From the series “charming little buildings in São Paulo,” Antonieta Maffei is strategically located one block from the ESPM and Fine Arts universities, 500 meters from the Vila Mariana subway station and 10 minutes by bike from Ibirapuera Park.
Also, this spot in the Vila Mariana neighborhood has countless options of markets, bars, and restaurants, all within walking distance of the building.
As if the strategic location were not enough, original details of the project such as granite flooring in the corridors and parquet floors in the apartments give a very special touch to this 4-story building.
Paulicéia Condominium
Vila Buarque, São Paulo
A former music school, this a good example of retrofitting commercial buildings for residential use.
With studios and apartments of different sizes, it offers residents 24-hour concierge, gym, laundry, and leisure area.
The highlight, however, is the Vila Buarque neighborhood, where it is located, with a variety of restaurants and bars, including some of the most popular in the city, for all tastes.

To get to the nearest subway, a 10-minute walk takes you to Anhangabaú station on the red line and 13 minutes to Sé station. You are 5 minutes away from Bandeira Terminal, which has public transport options to all parts of the city.
